It is a one-time fee paid at the close of escrow, whereas other insurance policies are continual as long as you maintain the policy.

A letter report is a deed forward limited title search that assists in showing title ownership, open mortgages, and existing liens on the property from the last recorded deed. This shortened title search has a less expensive title search fee, however, it does not offer the scope and protections of a title insurance policy.
